Coast, Canyon, and Constraint
What Building on the Westside Actually Involves
The Westside runs from the coast inland through Pacific Palisades, Brentwood, Santa Monica, Venice, Mar Vista, Westwood, Century City, Beverly Hills and Culver City, and it behaves nothing like the inland valleys. The marine layer holds summer temperatures down and morning moisture up. Heat is rarely the limiting factor here. Shade, damp, salt, space, and approvals are.
It is also the most tightly governed part of the county for residential work. Beverly Hills, Santa Monica, Culver City and West Hollywood are separate cities with their own standards; the City of Los Angeles governs the rest, with coastal parcels carrying additional review. Line of Art Construction builds across all of it, and the first thing we establish is which authority governs the parcel and what it will approve.

Salt, Damp & Privacy
The Westside Punishes the Wrong Specification
Material that performs perfectly in Woodland Hills can fail within a few years in Venice or Pacific Palisades. The marine environment is the single most under-estimated factor in Westside outdoor construction, and the compact lots make privacy the most requested thing on nearly every project.
Three conditions govern what should be specified here:
Salt air
Corrosion Within a Few Miles of the Ocean
Standard galvanised connectors, fasteners, and the common grade of stainless used in outdoor kitchen components all degrade noticeably faster near the coast. Marine-grade stainless is the appropriate specification in Santa Monica, Venice, Pacific Palisades, and Playa del Rey. Salt also accelerates efflorescence, the white mineral bloom on concrete products.
Marine damp
Shade That Never Dries
North-facing Westside gardens under the marine layer hold moisture, and surfaces that stay wet grow algae and moss films in the joints. Synthetic turf is a poor choice in persistently damp shade. Airflow, drainage, and surfaces that dry quickly matter more here than heat resistance.
Privacy
Screening Within the Rules
Houses sit close together and hedge and wall heights are regulated, particularly along street frontages and in front yards. Genuine privacy comes from layered planting, considered placement of seating and structure, and built elements used deliberately, not from one tall green wall.
Specify for the marine environment and design for privacy from the start, and a small Westside lot outperforms a much larger inland one.

Canyons & Access
Where the Westside Climbs
North of Sunset the ground rises into Coldwater Canyon, Benedict Canyon, the Brentwood and Bel Air hills, and the Palisades highlands. Those streets were cut decades ago, often with fill that is poorly documented by current standards, which is why geotechnical investigation is routine rather than optional. Much of that upper margin also carries a Very High Fire Hazard Severity Zone designation, and the Palisades Fire in January 2025 reshaped a substantial part of it.
Access governs cost here more than anywhere else in the county. Narrow canyon roads, steep driveways, and neighbours within a few feet determine what equipment reaches the work area and how material is staged. A project that would be routine on a flat Valley lot can cost several times as much on a Westside hillside for that reason alone. We assess access before quoting rather than discovering it on day one.

Three Things We Establish First
The Westside rewards resolving the constraints before anything is drawn.
Which Authority Governs the Parcel
Beverly Hills, Santa Monica, Culver City and West Hollywood each permit through their own departments with their own standards. The City of Los Angeles governs Pacific Palisades, Brentwood, Venice, Mar Vista and Westwood, and parcels in the coastal zone carry additional review. We confirm this for the address rather than assuming.
Privacy and Height Rules
Hedge and wall heights are regulated and differ between jurisdictions and between front and rear yards. We design screening to the actual limits rather than building something that has to come back down.
Access and Staging
On canyon and tight-lot properties we plan how material reaches the site before pricing the work, because that single factor moves the budget more than material selection does.
What We Build
Services Across the Westside
We handle landscape, hardscape, pools, driveways, and drainage as one accountable scope. On a flat Beverly Hills or Santa Monica lot that means privacy and proportion. In the canyons it means engineering first.
Pools and Spas
New construction and remodels. On hillside parcels the pool is a structural problem before it is a water one, with retaining and drainage designed around it; on tight flat lots the deck width is what gets squeezed.
Hardscape and Outdoor Kitchens
Terraces in stone, porcelain, and limestone, plus outdoor kitchens specified in marine-grade stainless near the coast. Engineered quartz is never used outdoors.
Backyard remodeling in Los Angeles →Privacy Planting and Screening
Layered planting and built screening designed to deliver real privacy within the height rules that apply to hedges and walls.
Driveways and Arrival Sequences
On properties where the arrival sequence is the first design statement, material, width, and apron detail are designed with the review process in mind.
Driveway installation →Retaining Walls and Drainage
Engineered walls and terracing through the canyons, with drainage designed before the wall. Westside storms arrive fast and concentrated.
Fire-Wise Landscaping
Defensible space detailing for the upper canyon and Palisades properties that carry a Very High Fire Hazard Severity Zone designation.

See Your New Landscape Before It’s Built
We begin every project with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
On a compact Westside lot the 3D step answers the question that matters most: how much usable space is actually left once privacy planting, a pool, and seating are placed, and where the sightlines from neighbouring properties fall.

The Long View
The Long View
A Westside property specified for the marine environment, designed for privacy within the rules, and drained for a hard winter holds up for decades. Specified for inland conditions, it does not. That difference is worth getting right once.
Line of Art Construction would be honored to be part of that work, building outdoor spaces that celebrate this extraordinary stretch of coastline while respecting what it has taught everyone about resilience.

Questions Westside Homeowners Ask Us
How do I get privacy within the hedge height rules?
By designing for it rather than relying on one tall hedge. Heights are regulated and differ between jurisdictions and between front and rear yards, so real screening comes from layered planting, considered placement of seating and structure, and built elements used deliberately. We confirm the current limits for your parcel before designing.
Does being near the ocean change what you build with?
Considerably. Within a few miles of the coast, standard galvanised hardware and the common grade of stainless used in outdoor kitchens corrode noticeably faster, so marine-grade stainless is the right specification. Salt air also accelerates efflorescence on concrete products, and persistent marine damp makes synthetic turf a poor choice in shaded north-facing gardens.
Why do canyon projects cost more?
Access, mostly. Narrow roads, steep driveways and close neighbours determine what equipment reaches the site, and material often has to be moved by small machine or by hand. Add engineered footings, excavation and export, and geotechnical investigation on older undocumented fill, and the same scope can cost several times what it would on a flat lot.
Can you work alongside my architect or general contractor?
Yes. We coordinate with your architect and general contractor so outdoor construction sequences correctly with the house: driveway and flatwork after heavy equipment is done, planting and finish work last.
Do you handle permits across the Westside?
Yes. Retaining walls above the exempt height, grading, drainage, pools, and gas and electrical work are permitted and inspected throughout. Beverly Hills, Santa Monica, Culver City and West Hollywood run their own departments, the City of Los Angeles governs the rest, and coastal parcels carry additional review. We coordinate that scope for your parcel.
Is the consultation and 3D design free?
Yes. Every project begins with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
