A Community Rebuilding
An Outdoor Builder Ready to Help Pacific Palisades Rebuild
Pacific Palisades is in the middle of one of the most significant residential rebuilding efforts in Los Angeles history. In the aftermath of the January 2025 fire, thousands of Palisades families have been navigating architects, contractors, insurance, and permits, and as homes rise again across the Alphabet Streets, the Huntington, Marquez Knolls, and the Highlands, attention is turning to the landscapes around them.
This is where Line of Art Construction comes in. We are an outdoor design-build firm (landscape remodels, hardscape, driveways, pools, and retaining walls), and we believe the yards of the new Palisades deserve the same care and intelligence as the homes themselves. That means beauty, yes. But in this community, at this moment, it also means resilience.

Fire-Resistant Landscaping
Fire-Wise Landscape Design Is Not a Compromise
There's a misconception that defensible-space landscaping means gravel moonscapes and bare dirt. It doesn't. Some of the most stunning outdoor spaces we design are also the most fire-conscious, because the same principles that reduce risk (generous hardscape, deliberate plant spacing, clean structure, irrigated and maintained greenery) are principles of good design anyway.
For Pacific Palisades properties, we design around defensible-space zones:
0–5 feet from the structure
Zone 0: Non-Combustible and Beautiful
The area immediately around the home is where embers do their damage. We build it with non-combustible materials that happen to be gorgeous: natural stone walkways, paver aprons, poured-in-place concrete borders, and steel or masonry planters with succulents and other low-fuel plantings. No wood mulch against the house, no shrubs under the eaves, and no aesthetic sacrifice.
5–30 feet
Zone 1: Outdoor Living That Works as a Buffer
Here we design outdoor living: patios, pools, outdoor kitchens, and fire-resistant planting palettes with high-moisture, low-resin species, spaced and irrigated so the landscape stays lean and healthy. Pools and spas, beyond their obvious appeal, function as significant fuel breaks.
30–100 feet
Zone 2: Structured Outer Landscape
On larger Palisades lots, particularly in the Highlands and along the canyon rims, we thin, limb up, and structure the outer landscape so vegetation is separated horizontally and vertically.
The result is a property that reads as a designed estate landscape and performs as a hardened one. For families rebuilding after loss, that dual purpose isn't optional. We treat it as the foundation of every Palisades design.

Retaining Walls & Terracing
Hillside Expertise for a Hillside Community
The Palisades is not flat. From Castellammare's terraced streets to the slopes above Temescal Canyon, most properties here involve grade, and grade means engineering. Retaining walls are one of our core service lines, and in the Palisades they do double duty: creating usable terraces from sloped yards while stabilizing soil on lots where hillside integrity is a genuine concern, especially on slopes that lost vegetation.
We design and build engineered retaining wall systems (concrete block with stone or stucco finishes, or board-formed concrete for a modern look) integrated with proper drainage behind the wall. In hillside construction, water management is the difference between a wall that lasts fifty years and one that fails in ten. Terracing a Palisades slope can turn an unusable hillside into an olive grove, a view terrace, or a garden that steps gracefully down toward the ocean light.

Working in the Palisades Right Now
We're candid with homeowners about what building in the Palisades currently involves. Our job is to carry that complexity for you.
Permits and Palisades Rules
Rebuild-related permitting streams, coastal zone considerations on some parcels, hillside ordinances, and a construction environment where trades and inspections are in high demand. We handle the permits so you don't have to.
One Accountable Team
We handle design, engineering coordination, permits, and construction as a single accountable team, so you have one point of contact for the whole outdoor project.
Coordinated With Your Rebuild
For rebuilt homes, we coordinate with your architect and general contractor so the outdoor construction sequences correctly with the house: driveway and flatwork timed after heavy equipment is done, planting and finish work last.
Year-Round Outdoor Living
Pools, Patios, and the Palisades Way of Living Outside
Few places in Los Angeles reward outdoor investment like the Palisades. The marine layer keeps summers temperate, the evenings are cool, and on the right lot the view stretches from Santa Monica Bay to Point Dume. Outdoor space here isn't seasonal; it's a year-round extension of the home.
Pools and Spas
New pool and spa construction, remodels of older pools on legacy properties, and infinity-edge and view-oriented designs for hillside lots.
Hardscape and Outdoor Kitchens
Full hardscape environments in limestone, porcelain, and natural stone, plus outdoor kitchens and dining terraces designed around how you live outside.
Backyard remodeling in Los Angeles →Landscape Lighting
Landscape lighting designed to hold up in coastal air, so terraces, pools, and planting stay usable and beautiful well after sunset.
Driveways and Arrival Sequences
In a neighborhood of architecturally serious homes, the driveway is the first design statement a property makes. We build large-format concrete panels with planted joints, permeable pavers that satisfy modern stormwater requirements, and natural stone motor courts.
Driveway installation →Engineered for Grade and Drainage
On sloped lots, we engineer for grade transitions and drainage so the driveway performs as well in a February storm as it photographs in July.

See Your New Landscape Before It's Built
We begin every project with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
For families who are rebuilding, that 3D step has proven especially valuable. After losing so much, being able to walk through your new outdoor space visually (to adjust the terrace, move the fire feature, see the planting mature) restores a sense of control over the process.

Building Resiliently
The Long View
The Palisades will come back, street by street, the way strong communities do. The homes being built now are safer and smarter than what stood before, and the landscapes around them should be too.
Line of Art Construction would be honored to be part of that work, building outdoor spaces that celebrate this extraordinary stretch of coastline while respecting what it has taught everyone about resilience.

Questions Palisades Homeowners Ask Us
Does fire-resistant landscaping have to look bare?
No. Defensible-space landscaping doesn't mean gravel and bare dirt. Generous hardscape, deliberate plant spacing, clean structure, and irrigated, maintained greenery reduce risk and are also principles of good design, so a Palisades yard can look like a designed estate landscape and still perform as a hardened one.
What goes in the 0–5 foot zone around my home?
Zone 0 is where embers do their damage, so we build it with non-combustible materials: natural stone walkways, paver aprons, poured-in-place concrete borders, and steel or masonry planters with succulents and other low-fuel plants. No wood mulch against the house and no shrubs under the eaves.
Do you build retaining walls on Palisades hillsides?
Yes. Retaining walls are one of our core services. We design and build engineered wall systems (concrete block with stone or stucco finishes, or board-formed concrete) with proper drainage behind the wall, creating usable terraces and helping stabilize slopes, including slopes that lost vegetation.
Can you work alongside my architect and general contractor on a rebuild?
Yes. We coordinate with your architect and general contractor so outdoor construction sequences correctly with the house: driveway and flatwork after heavy equipment is done, planting and finish work last.
Do you handle permits in Pacific Palisades?
Yes. Building here currently involves rebuild-related permitting streams, coastal zone considerations on some parcels, and hillside ordinances. We handle design, engineering coordination, permits, and construction as one accountable team.
Is the consultation and 3D design free?
Yes. Every project begins with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
