Estate-Scale Work
An Outdoor Builder for San Marino Properties
San Marino is unusual among San Gabriel Valley cities: large flat lots, deep setbacks, mature canopy, and an architectural standard the city actively protects. Properties here are generally not constrained by slope or access. They are constrained by review, by trees, and by the expectation that new work will sit comfortably beside houses built with considerable care.
Line of Art Construction is an outdoor design-build firm. We handle landscape, hardscape, pools, driveways, and drainage as one scope, and on San Marino projects the design work and the approvals work are inseparable.

Design Review & Trees
The Two Things That Govern San Marino Projects
Most San Marino outdoor projects are decided by two constraints long before material selection: what the city will approve, and what the existing trees allow. Designing without resolving both first is how projects stall.
We plan around them from the first drawing:
Approvals
Design Review
San Marino maintains design review standards that are stricter than most neighbouring cities, and work visible from the street attracts particular attention. Front-yard hardscape, driveway material and width, gates, walls, and anything affecting the street elevation should be designed with review in mind rather than submitted and revised. Current requirements and what triggers review are worth confirming with the city for your parcel.
Canopy
Mature and Protected Trees
San Marino properties carry significant mature canopy, including oaks, and tree protection ordinances restrict removal and work within the root zone. A plan that assumes a tree can be removed to make room for a pool or a wider driveway may not survive the permitting process. We confirm species and protected status before designing around removal, and detail hardscape to keep root zones intact.
Drainage
Flat Ground, Real Water
Flat lots are not drainage-free lots. Los Angeles rain arrives in short heavy bursts, and a large paved terrace on flat ground has to move that water somewhere deliberate rather than toward the house or the neighbouring property line.
Resolve approvals and trees first, and the rest of the design becomes straightforward.

Materials & Proportion
Work That Sits Properly Beside the House
San Marino housing stock is architecturally serious: period revival, Mediterranean, traditional, much of it built with real craft. Outdoor work that ignores the house reads as an addition rather than part of the property, and on lots this visible that is expensive to get wrong.
We specify material and proportion to the architecture rather than to a catalogue. Natural stone, clay brick that holds its colour because the colour is fired in rather than pigmented, and restrained paver formats generally sit better beside these houses than large-format contemporary products. Driveway width, apron detail, and the arrival sequence get the same attention, because on a deep San Marino lot the driveway is the first thing anyone sees.

How Projects Run Here
We are candid about timelines. On San Marino projects the approvals path is usually the long pole, not the construction.
Approvals First
We resolve what the city will approve and what the trees allow before design is finalised, so the drawings you see are buildable rather than aspirational. That front-loads a few weeks and removes months of revision.
One Accountable Team
Design, engineering coordination, permits, and construction run as a single team, so the landscape, hardscape, pool, and drainage are one coordinated scope rather than four trades on one property.
Protecting What Is Already There
Mature canopy, established planting, and existing hardscape that is worth keeping are protected during construction. Root zones are kept out of traffic and excavation, because damage there shows up years later and cannot be undone.
Year-Round Outdoor Living
Pools, Terraces, and the San Marino Garden
Deep lots and mature shade make San Marino one of the better places in the county to live outdoors. The canopy that constrains construction also moderates summer heat considerably, which widens what planting and surfaces work here.
Pools and Spas
New pool and spa construction and remodels of older pools on established properties, designed so coping, deck, and surrounding garden read as one composition.
Hardscape and Outdoor Kitchens
Terraces in natural stone, clay brick, and porcelain, plus outdoor kitchens. Engineered quartz is not used outdoors here or anywhere else, because UV degrades the binding resins.
Backyard remodeling in Los Angeles →Landscape Lighting
Restrained low-voltage lighting. On properties of this quality, lighting steps, level changes, and a few structural trees achieves far more than illuminating everything.
Driveways and Arrival Sequences
The driveway is the primary street-facing design statement on a San Marino lot, and usually the element most closely reviewed. Material, width, apron, and edge detail are designed accordingly.
Driveway installation →Drainage and Grade
Flat does not mean simple. Large terraces need positive fall away from the structure and a deliberate outlet for a heavy storm.

See Your New Landscape Before It’s Built
We begin every project with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
On a property where design review matters, a 3D model is also the clearest thing to put in front of the city. It shows proportion, material, and street elevation far better than a plan set does.

The Long View
The Long View
San Marino properties are generally held for a long time, and outdoor work here should be specified on that basis. Materials that age well, trees protected rather than worked around, and drainage that performs in a heavy winter. Done once, properly.
Line of Art Construction would be honored to be part of that work, building outdoor spaces that celebrate this extraordinary stretch of coastline while respecting what it has taught everyone about resilience.
Service Area
Serving San Marino
We design and build across San Marino, including the Huntington Library area, Lacy Park, Mission Street, and the streets south toward Huntington Drive, plus neighbouring Pasadena, South Pasadena, Arcadia, and Alhambra.

Questions San Marino Homeowners Ask Us
Will my project need design review?
Often, particularly anything visible from the street: front hardscape, driveway changes, gates, and walls. San Marino applies stricter standards than most neighbouring cities. We establish what triggers review for your parcel with the city before designing, rather than submitting and revising.
What drives the cost of a San Marino outdoor project?
Usually not the material. The larger variables are demolition and haul-off, excavation depth, drainage work that is invisible in the finished result, cutting waste on complex layouts, and the approvals timeline. On flat San Marino lots access is rarely the constraint it is elsewhere in the county.
Can you work around protected trees?
Yes, and we plan for them from the start. Tree protection ordinances restrict removal and work within the root zone, so we confirm species and status before designing, and detail hardscape to keep root zones intact rather than assuming a tree can come out.
Can you work alongside my architect or general contractor?
Yes. We coordinate with your architect and general contractor so outdoor construction sequences correctly with the house: driveway and flatwork after heavy equipment is done, planting and finish work last.
Do you handle permits in San Marino?
Yes. Retaining walls above the exempt height, drainage work, pools, and any gas or electrical work are permitted, and design review may apply separately. We coordinate that scope and confirm current requirements with the city for your parcel.
Is the consultation and 3D design free?
Yes. Every project begins with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
