Built for Glendale Terrain
An Outdoor Builder Who Understands Glendale Slope
Glendale is two cities from a construction standpoint. South and west of the 134 the land is largely flat and the work is conventional. North and east, through Chevy Chase Canyon, Glenoaks Canyon, Verdugo Woodlands, Whiting Woods, and the streets climbing into the Verdugo Mountains, almost every project becomes a grading, retaining, and drainage problem before it becomes a design problem.
Line of Art Construction is an outdoor design-build firm. We handle landscape, hardscape, engineered retaining walls, drainage, pools, and driveways as one accountable scope, which matters most on sloped lots where those systems are not separable.

Fire-Wise Landscaping
Defensible Space in the Verdugos
Much of northern Glendale sits in a Very High Fire Hazard Severity Zone, and the canyon neighbourhoods carry genuine ember exposure during Santa Ana conditions. Designing for that does not mean gravel and bare dirt. It means deliberate material choice close to the house and deliberate plant spacing further out.
For Glendale hillside properties we design around defensible-space zones:
0–5 feet from the structure
Zone 0: Non-Combustible and Beautiful
The band against the house is built from stone, porcelain, concrete, and gravel, with planting kept out of it. California has been phasing in an ember-resistant zone requirement for these first few feet, so current rules are worth confirming with the City before design is finalised.
5–30 feet
Zone 1: Outdoor Living That Works as a Buffer
Patios, pools, and outdoor kitchens sit here. Hardscape doubles as fuel break, so the most usable part of a Glendale hillside garden is also the most protective part.
30–100 feet
Zone 2: Structured Outer Landscape
On canyon lots running up toward the ridgeline we thin, limb, and space planting so fire stays low rather than climbing into canopy and reaching the structure.
The result looks like a designed landscape and performs as a hardened one.

Retaining Walls & Terracing
Hillside Engineering Is the Core of the Work Here
Chevy Chase Canyon, Glenoaks Canyon, and the Verdugo Woodlands streets were cut into real grade, and many were graded decades ago with fill that is poorly documented by current standards. A wall founded on or retaining that material behaves unpredictably, which is why geotechnical investigation is routine here rather than an optional expense.
We design and build engineered retaining wall systems, reinforced masonry with stone or stucco finish, segmental walls with geogrid, and terraced arrangements that turn slope into level ground. Drainage is designed first: aggregate backfill, perforated collector, filter fabric, and a deliberate outlet. In Glendale the permit threshold is measured from the bottom of the footing, so a wall that looks modest from the front often needs engineering and a permit.

How Projects Run Here
We are candid with homeowners about what hillside building involves. Our job is to make the outdoor portion predictable.
Grading, Walls, and Permits
Glendale reviews hillside work carefully. Grading thresholds, retaining wall height, and drainage all engage permitting, and properties in the Very High Fire Hazard Severity Zone carry additional material requirements. We coordinate that scope and confirm current requirements with the City for your specific parcel.
One Accountable Team
Design, engineering coordination, permits, and construction run as a single team. On a sloped lot the wall, the drainage, and the paving are one system, and splitting them across trades is how disputes start.
Access and Staging
Narrow canyon streets and steep driveways govern what equipment reaches the work area, which affects both cost and sequence. We assess access before quoting rather than discovering it on day one.
Year-Round Outdoor Living
Pools, Patios, and Living Outside in Glendale
Glendale summers run hot and dry, well above what the coastal side of the county sees, and the canyons hold heat into the evening. Shade, surface temperature, and water-wise planting drive the design here more than anything else.
Pools and Spas
New pool and spa construction, and remodels of older pools on established properties. On sloped lots the pool is a structural problem as much as a water one, with retaining and drainage designed around it.
Hardscape and Outdoor Kitchens
Hardscape in stone, porcelain, and concrete paver, plus outdoor kitchens in non-combustible construction, which matters in the fire-zone neighbourhoods.
Backyard remodeling in Los Angeles →Landscape Lighting
Low-voltage lighting for steps, level changes, and paths. On canyon lots this is a safety item before it is an aesthetic one.
Driveways and Arrival
Steep Glendale driveways need engineering for grade transition and drainage, not just a surface. Herringbone paver patterns interlock against the braking and turning forces a sloped approach generates.
Driveway installation →Engineered for Grade and Drainage
Los Angeles rain arrives in short heavy bursts, producing sheet flow that scours unrestrained edges. We design the edges and outlets for the heaviest hour, not the annual average.
Planning a hillside project?
We will assess grade, soil, access, and drainage before anything is designed.

See Your New Landscape Before It’s Built
We begin every project with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
On hillside properties that 3D step earns its place quickly. Seeing the finished grade, wall heights, and level changes before anything is excavated is the difference between a terrace that works and one that gets rebuilt.

The Long View
The Long View
A Glendale hillside property done properly gains usable ground it never had, sheds water deliberately, and holds up under both seasonal soil movement and ember exposure. That is worth doing once and doing correctly.
Line of Art Construction would be honored to be part of that work, building outdoor spaces that celebrate this extraordinary stretch of coastline while respecting what it has taught everyone about resilience.

Questions Glendale Homeowners Ask Us
Does fire-resistant landscaping have to look bare?
No. Defensible-space landscaping does not mean gravel and bare dirt. Generous hardscape, deliberate plant spacing, and the right species produce a garden that looks designed and performs under ember attack.
What goes in the 0–5 foot zone around my home?
Zone 0 is where embers do their damage, so we build it with non-combustible materials: natural stone walkways, paver aprons, poured-in-place concrete borders, and steel or masonry planters with succulents and other low-fuel plants. No wood mulch against the house and no shrubs under the eaves.
Do you build retaining walls on Glendale hillsides?
Yes. Retaining walls are one of our core services. We design and build engineered wall systems (concrete block with stone or stucco finishes, or board-formed concrete) with proper drainage behind the wall, creating usable terraces and helping stabilize slopes, including slopes that lost vegetation.
Can you work alongside my architect and general contractor?
Yes. We coordinate with your architect and general contractor so outdoor construction sequences correctly with the house: driveway and flatwork after heavy equipment is done, planting and finish work last.
Do you handle permits in Glendale?
Yes. Glendale permits retaining walls above the exempt height, grading past defined thresholds, and drainage work. Hillside parcels and Very High Fire Hazard Severity Zone properties carry additional review. We coordinate that scope and confirm current requirements with the City for your parcel.
Is the consultation and 3D design free?
Yes. Every project begins with a free consultation and a free 3D design, so you can see your future landscape rendered in detail before committing to anything.
