Pool Maintenance, Repair and Upgrades in Los Angeles: An Owner Guide

Owning a pool in Los Angeles is a different proposition from owning one almost anywhere else in the country. There is no closing it down for winter and no covering it in October. It runs essentially year round, which is the pleasure of it and also the reason equipment, surfaces, and water chemistry work harder here than they do in seasonal climates.

Two local conditions shape most of what follows: the water supplied across much of the region is hard, and evaporation rates inland are high. Together those explain a surprising share of the problems pool owners in this county actually encounter.

Hard Water and Calcium

Much of the water delivered across Los Angeles carries a significant mineral load, and pools concentrate it. Water evaporates, minerals do not, so every gallon lost to a hot afternoon leaves its calcium behind. Over several seasons calcium hardness climbs steadily even with perfect routine chemistry.

The visible result is scale: a rough white deposit along the tile line, cloudiness that will not clear, and in more advanced cases deposits inside the heater and plumbing where they restrict flow and reduce efficiency. Historically the remedy was to drain and refill, diluting the mineral load with fresh water. Water cost and supply restrictions across Southern California have made that less attractive, and mobile filtration services that treat pool water on site and return it with minerals removed have become common in the region precisely because they avoid discharging and replacing a full pool.

Draining also carries risk that is easy to underestimate. An empty pool can shift or lift under hydrostatic pressure from groundwater, and plaster surfaces are not designed to sit dry in full sun. Draining is not a casual maintenance step.

Evaporation, and Telling It Apart From a Leak

Inland Los Angeles combines heat, low humidity, and wind, which is close to ideal conditions for evaporation. A Valley pool in Woodland Hills or Chatsworth can lose a noticeable amount of water each week in midsummer with nothing whatsoever wrong with it. Coastal pools in Santa Monica or Pacific Palisades lose considerably less under the marine layer.

Because of that, water loss alone does not indicate a leak, and a great deal of unnecessary leak detection gets commissioned every summer. The bucket test settles it cheaply. Fill a bucket with pool water, set it on a step so it is partly submerged, mark the water level inside the bucket and outside on the pool wall, leave the pump running normally, and compare after a day or two. Evaporation affects both equally. If the pool drops faster than the bucket, water is leaving somewhere it should not.

Where a leak does exist, the common locations are the skimmer throat, light niche conduit, plumbing joints, and cracks in the shell. Loss that changes depending on whether the pump is running usually indicates pressure-side plumbing rather than the structure.

Sun, Chlorine, and Over-Stabilisation

Ultraviolet light destroys chlorine quickly, and Los Angeles supplies plenty of it. Cyanuric acid acts as a stabiliser, shielding chlorine from sunlight, and without it an unstabilised pool loses most of its sanitiser in a single sunny day.

The trap is that stabilised chlorine products add cyanuric acid every time they are used, and it does not dissipate. Over a long sunny season the concentration climbs, and beyond a certain point chlorine becomes progressively less effective even when test strips show adequate levels. Water looks dull, algae appears despite normal chlorine readings, and adding more chlorine achieves little.

This is one of the most common water problems in Southern California pools and it is entirely a consequence of the climate encouraging heavy use of stabilised products. Diagnosing it requires testing cyanuric acid specifically, which routine testing often skips, and correcting it means dilution rather than more chemicals.

Surfaces and When to Resurface

Interior finishes are consumable. Plaster is the traditional and least expensive option with the shortest service life. Aggregate finishes such as pebble and quartz cost more and last considerably longer, which is why they dominate resurfacing work in this region.

Surfaces fail in recognisable ways. Etching and roughness usually indicate chemistry that has been aggressive over time, often low pH or low calcium hardness, which paradoxically means water that is too soft dissolves the surface. Staining divides into metal staining, typically from well water or corroding equipment, and organic staining from leaves and debris. Delamination, where the finish separates from the shell in sheets or hollow-sounding patches, is a bond failure and is not a patch repair.

Isolated chips and small areas can be patched, with the understanding that new material rarely colour-matches an aged surface. Once problems are widespread, resurfacing is the honest answer, and combining it with tile replacement makes sense because both require draining and much of the access cost is shared.

Coping, Decks, and Soil Movement

The join between pool coping and the surrounding deck is where Los Angeles soil conditions show up most visibly. Expansive clay swells and shrinks seasonally, and the pool shell does not move with it. The result is separation at the coping joint, cracked deck material adjacent to the pool, and in some cases lifted paving.

Flexible sealant at that joint is a maintenance item rather than a permanent detail, and letting it fail allows water beneath the deck, which accelerates the movement it was meant to accommodate.

This is also an argument for unit paving rather than poured concrete around a pool. Equipment and California Efficiency Rules

California regulates pool equipment efficiency more tightly than most states, and the practical consequence for owners is that replacing a failed pump generally means moving to a variable speed model. Appliance efficiency regulations have progressively required variable speed operation for residential pool pumps above a modest power threshold, and single speed replacements are no longer the default option they once were. Requirements have been revised more than once, so current rules are worth confirming before purchasing.

The economics happen to favour this anyway. A single speed pump runs at full power whenever it runs. A variable speed pump filters at low speed for longer periods and reserves high speed for cleaning and features, and because power consumption falls sharply as speed drops, running longer at lower speed uses substantially less energy than shorter periods at full output.

Filters divide into cartridge, sand, and diatomaceous earth, trading filtration fineness against maintenance effort and backwash water use, the last of which matters where water is restricted. Heating divides broadly between gas heaters, which raise temperature quickly and cost more to run, and heat pumps, which are slower and considerably more efficient. Los Angeles suits heat pumps better than most climates because ambient temperatures rarely fall low enough to undermine their efficiency, particularly near the coast where mild air temperatures and cool water often coexist.

Coastal Corrosion and Inland Debris

Equipment ages differently across the county. Within a few miles of the ocean, salt air corrodes equipment housings, fasteners, heater components, and light fittings noticeably faster, and equipment pads benefit from shelter and from stainless hardware. Cooler coastal air also means longer heating seasons for anyone who wants a swimmable temperature.

Inland, the pressures are heat, ultraviolet exposure, and debris. Santa Ana wind events load pools with leaves and grit in a short period, which strains skimmers and filters and adds organic material that consumes sanitiser. Higher water temperatures also accelerate chlorine demand and algae growth, so the same pool needs more chemistry in Chatsworth than it does in Venice.

Safety Requirements

California law requires drowning prevention measures for residential pools, and the obligation is triggered when a pool is newly constructed or when a permit is pulled for remodelling an existing one. The framework requires a specified number of approved safety features from a defined list, which includes enclosures meeting particular height and gate requirements, approved safety covers, exit alarms on doors providing access to the pool area, self-closing and self-latching devices, and alarms detecting entry into the water.

The detail worth knowing is that a remodel can bring an older pool into scope, so a resurfacing or equipment project may carry safety upgrade obligations that were not anticipated. Requirements have been amended over the years, so current provisions should be confirmed with the local building department during planning rather than discovered at inspection.

The Los Angeles Maintenance Rhythm

Spring is the practical window for equipment servicing and resurfacing before the season begins.

Upgrades Worth the Money

  • Variable speed pump, the clearest return of any pool upgrade and increasingly the only compliant replacement.
  • LED lighting, replacing incandescent fittings that consume far more power and fail more often.
  • Automation, which mainly earns its place by running equipment on sensible schedules rather than by convenience alone.
  • Cover, unglamorous and the single most effective measure against evaporation and heat loss.
  • Efficient heating, where extending the swimming season matters.
