A patio is more than a surface, it’s the room where outdoor life happens. We design patio layouts around how you use the space: seating arrangements, flow to the kitchen or fire feature, access to the pool, and sight lines from the house. Then we build it to drain properly and last without maintenance.
We work with travertine, bluestone, flagstone, concrete pavers, large-format porcelain, and stamped concrete, specifying the material for the application, not the other way around. Pool-adjacent patios get non-slip finishes; dining patios get a level, smooth surface; high-sun exposures get light-colored materials that stay cool underfoot.
What Sets Our Patios Apart
01Layout design included
We draw the patio layout before quoting material, furniture zones, traffic flow, and integration with adjacent hardscape are planned, not improvised on-site.
02Material matched to application
We specify travertine, flagstone, pavers, or concrete based on use, sun exposure, and pool adjacency, not which material is most profitable for us to install.
03Drainage engineered in
Every patio drains at 1–2% slope away from the house and toward a defined outlet, no standing water, no water migrating toward the foundation.
04Integration with fire & kitchen
We build patios alongside outdoor kitchens, fire features, and pool equipment, all in one scope, no coordination gap between subcontractors.

Before any material is specified, we design the patio layout, furniture zones, traffic flow, transitions to grass or hardscape, and integration with existing structures. A properly laid-out patio uses space efficiently and feels natural to move through; a poorly laid-out patio is expensive to correct after the fact.
Once the layout is finalized, material is selected for the application: slip resistance, heat absorption, maintenance requirements, and cost. We don’t up-sell material, we match the spec to the use and the budget.
How A Patio Gets Built
01Design & Layout
Patio footprint is drawn, grades are set, and material is selected. Any permits required for covered structures are pulled at this stage.
02Demo & Sub-base
Existing surfaces are removed; sub-base is excavated and compacted. Edge restraint set at the perimeter before any surface material is placed.
03Surface Installation
Pavers, stone, or concrete placed to pattern and pitch. Cuts made at edges; transitions to lawn, pool coping, or adjacent hardscape detailed.
04Joint Fill & Seal
Polymeric sand or mortar joints filled and finished. Sealer applied where specified. Site cleaned and debris hauled off.
Set in base. Built to last.
“The patio is the first thing you see from inside and the last thing you leave at the end of the evening. It deserves a layout that works, not just a surface that’s been poured.”Line of Art Construction
